Huatulco (Wa-Tool-Co) – Why We Live Where We Do In Mexico – Roadmap

huatulco road map

Research & Due Diligence

  • Erin and I traveled to Mexico right out of high school
  • Fell in love with the hot climate, beaches, warm and interesting culture
  • Traveled up and down East and West Coasts of Mexico for 15 years
  • Visited as many beach towns and resort areas as possible
  • Enjoyed every location and experience along the way
  • After 15 years of searching and one trip to Huatulco and Oaxaca we quickly realized we discovered our paradise

Why Huatulco (Wa-Tool-Co)

  • The Beaches – The combination of Master Planned & Untouched and Protected Beaches
  • 6 key factors set The Bays of Huatulco apart from other sun destinations
  • Consistent Hot Sunny Climate
  • Billions in Infrastructure Spending

Lifestyle

  • 340 days of sun
  • 15 degrees’ latitude above the equator so has the most consistent hot temperature out of anywhere in Mexico
  • 86 F / 30 C every day
  • No rain all winter
  • Light breeze starts up every day
  • Considered a low risk hurricane zone
  • The unique bays provide a variety of activities due to their openness or how protected they are: swimming; snorkeling; kayaking; paddle boarding; surfing; diving; fishing; sailing
  • The Sierra Madre Del Sur mountains hit the coast and provide a beautiful contrast of lush green mountains, blue ocean water and a variety of sandy bays
  • The mountains also provide a variety of activities & tours including; mountain biking; hiking; off-roading; horse back riding; motor touring; white water rafting; kayaking; paddle tours; water falls; coffee plantations; mezcal tours
  • The International Airport is only a 10-minute drive to the first exit into Huatulco (a new time from 25 minutes with new highway being completed)

Environment

  • The region has won national and internationally recognized environmental awards
  • Huatulco National Park Ramsar Site – 1998/2003
  • 2/3rds of the region is reserve land, green spaces and national park
  • Earth Check Gold Certification – 2005-2019
  • Green Globe Awards
  • Blue Flag Certification – 2010-2018
  • Huatulco Carbon Neutral – 2010-2019
  • Earth Check Platinum Certification – 2015-2018
  • Waste Management & Reuse program
  • Filtered Water
  • Recycling
  • Clean and manicured streets, medians, parks and beaches
  • Federally planned and run maintenance

Vibe

  • There is a very laid-back, authentic Mexico vibe in the area
  • It is not overly commercialized, no McDonald’s or Burger King
  • Growing Expat community. Lots of snow birds and now families with children and younger couples.
  • During Summer it turns into a hip surfing town
  • Beautiful integration between locals and foreigners

Infrastructure

  • FONATUR is an arm of the Mexico federal government who develops infrastructure in areas of Mexico that need it
  • FONATUR created Cancun, Los Cabos, Ixtapa, Loreto, Sinaloa, Nayarit and now the focus is on Huatulco
  • Currently there are 3 villages (La Crucecita, Santa Cruz & Chahue) that make up Huatulco. The area also has 2 resort areas and multiple close but suburb style residential areas developing. There are nice wide double lane roadways with medians lined with palm trees, 2 marinas, markets, large Costco style grocery stores, 2 hospitals, alternative medical care, air ambulance, lots of restaurants, shops, filtered drinking water, sewage treatment & reuse systems, recycling, 9 Bay & 36 beaches with land and lots waiting to be developed on, to condos, and homes available from affordable to high end luxury properties
  • Super Highway is close to being completed that will reduce a 7 hour drive from the state capital of Oaxaca City to 3 hours. This highway will connect CDMX (Mexico City) as well
  • Huatulco is less than and hour flight from CDMX, making flight connections easy
  • 2nd Super Highway being constructed that will connect Puebla, Mexico’s fastest growing and one of the wealthiest cities
  • 5 large all-inclusive hotels currently exist including Dreams and Secrets. Two other larger hotels include Quinta Real and Camino Real
  • 4 new all-inclusive hotels are planned. The land is bought and Lomas Group just officially announced a 763-room Nickelodeon Resort Hotel
  • The international airport completed a multi-million dollar expansion November 2016
  • Longer runway to accept jumbo flights from Europe. More planes and people are now able to pass through
  • New flights are being announced each year: Currently 22 direct per week from Canada; 10 direct per week from the USA
  • AeroMexico and InterJet are Mexican airlines that are grabbing up market share in Canada and the USA
  • New domestic flights are being announced each year
  • Newly renovated golf course, with additional courses planned

Investment

  • There are low oceanfront real estate prices along the coast. Cost per square foot range from $135 to $300 for dramatic oceanfront properties
  • The new highway is already resulting in more wealthy Mexican Nationals investing in the area
  • New, large hotels are being built which means more direct flight access to the area
  • The USA is starting to catch on. Currently 7 flights a week in high season from Houston, and direct from Chicago, St. Louis, Minneapolis and Denver
  • WestJet, Air Canada and Sun Wing  have direct flights from several Canadian cities to Huatulco making it a total of 23 direct flights a week in the winter from Canada
  • The addition of direct flights (not just charter flights) is changing the vacation rental market before our eyes making it more appealing for vacationers to book a flight only with a vacation rental, thus increasing rental returns for investor buyers
  • The federal government is upholding its funding of several infrastructure projects in the state of Oaxaca
  • The Canadian and USD continue to hold strong against the Mexican peso.  It is what I believe to be momentarily a buyer’s market. Some sellers are offering special incentives.
  • The new Mexican president has renewed and invigorated economic projects in the state of Oaxaca and has pledged continuing support to the state’s infrastructure incentivizing foreign investment.
  • The Oaxacan governor has shown dedication in helping the local people with economic development and his love for Huatulco as the state’s second destination representing 47% of the tourism economy in the state.
  • If you compare the price of oceanfront real estate in Huatulco and the Oaxaca Coast to other areas that have World Class Infrastructure it is a ‘no brainer’ to see investors will receive great appreciation on their investment

The timing of a new master planned community with 2 new Super Highways, new hotels, new flights and new development makes it the ideal time to invest not only in vacation real estate but to also invest in yourself and a better quality of life.
